Windows Maintenance and Care

While wear and tear over time is inevitable, it is important to understand how to differentiate this from warrantable defects. There are precautions you can take to properly operate your windows and avoid unnecessary damage.
Removing Condensation
If you notice condensation on your windows, this could be the result of improper home maintenance. In the event of condensation, there are solutions to remove it.
- First, check the humidity levels in your home. For information on recommended humidity levels and ERV controls, refer to our ERV and Maintenance controls video.
- Second, consider allowing air to circulate behind window coverings such as blinds and curtains.
- Failing to do so will create a different climate zone between the window and the covering, which can cause condensation
- To avoid condensation, open your blinds daily in the winter months
Types of Windows and their Purpose
There are a few different types of windows throughout your home and each one operates differently. Take the time to know what windows are in your home and how to care for them.
Casement Window
- To open this window, lift the multi-point locking lever all the way until you feel it click into place
- Crack open using the nestle handle
- Once the window is open, you can find the serial number for each casement window on the inside
- To close the window, crank the handle in reverse and stop once you feel resistance
- It is important to not use excessive pressure while doing this
- Use the locks to secure the window back into place and return the handle back in the nestle position
Slider Window
- To operate, lift the two locks and slide the window to open and close
- For cleaning, remove the window by pressing down on the two clamps near the top and pulling away from the wall
- To reinstall, align the bottom of the window with the track and push the top back into place while holding down on the clamps
- Ensure it has returned to its secure position
- When closing the window, remember to flip the locks down
On a slider window, the springs are located on the side of the screen. To remove, gently push the screen toward the center of the window using the small handles and pull the screen out. To reinstall, line the side springs up with the track and gently press the screen towards the center and then back into place.
Sliding Patio Door
- To operate, flip the lock behind the handle and into an upward position and pull it open
- Similarly, press up on the slidelock of the screen door and pull to open
- Once closed, return both locks to the secure position
- You can find the serial number for this door inside the top of the track
Picture Window
- It is important to note that a picture window does not open or close
- The only thing you need to know about a picture window is that the serial number is located here
- To remove a screen, casement or awning window, gently push down to release the top clips and pull away from the window
- To reinstall repeat the same motion, pushing the screen down and then lifting up back into place
- Do not use excessive force as you may break the clips
